All gardening is local. Perhaps, you are located on wonderful fertile ground. New construction didn’t pull subsoil up and push topsoil off where your plants can’t reach it. Maybe, previous residents did a good job maintaining the soil. Chances aren’t the best and are not what I have experienced...
