Avocadoes maturing out of season

In my zone avocados come in mid to late summer and are usually gone by December. There is a tree on my property has started blooming in late summer, and just gave the last of its fruit two weeks ago.

Is this an anomaly or are there specific cultivars that will just come in at different times of year weather permitting? Does anyone know?

Avocado trees that give fruit out of season is a hot commodity in Puerto Rico where avocado is a much have with the most common and most popular dishes.

I can't help but wonder if planting the seeds from this particular trees fruit will produce trees that produce fruit out of season or late in the season, or if its just an anomaly or "defect" with this particular tree.
