was out the other day with the fire marshall walking around the property <our annual inspection> and we happened upon this, both threw up our hands..no clue what it is, beside a cocoon.

Definitely not preying mantis. They look like brown, dry spit and are asymmetrical.
I once opened one like the one shown. Seems there was a worm like larvae.

That is exactly what I was going to say a "zig zag" spider sac. ( that isn't their real name, but what I call them b/c of the zig zag pattern they make in their webs.

we call them zipper spiders, they do have a unique web..
