Lost in translation, yeah you are right @flowerbug
An appraisal in an arbritage case.

Also, these guys can't measure:
1st: 796ft²
2nd: 753ft²
3rd: 850ft² (today)

I did measure it myself an came up with: 828ft²
I make building plans for a living and worked a long time for a firm that worked mostly on existing buildings, often monuments, from farms, churches, grand houses and sorts. We would always measure very meticulous so our drawings were correct. So I believe my own measure is true.
But the 3rd measure is highter so i'm not complaining now...

for the tax appraisal here the measurements are taken around the external perimeter of the dwelling so there should not be any change in square footage of the house as long as you haven't added anything on.

I have been in the Real Estate business and remodeling /building homes and barns for quite a few years , so I also deal with blueprints quite a bit. When the outside of a building is measured you will get the size of the building. In many States, the size of a garage and / or basement is not counted. But, when one measures the interior rooms and hallways, that square footage of a building will be quite different since many do not include the thickness of the interior and exterior walls. Closets and furnace/ water heater or even hallways square footage are often missed.

There shouldn't be any difference here, because they all have to use the same rules.
Inner side of the outer walls. However our layout is not simple so a mistake is easily made, also it's possible that one didn't count a room because the heater and washing machnine is in there.

@Collector I'm not there yet! Still haven't finished the work bench, and done very little in the new garden. My tomatoes are coming up, need to replant them this weekend. Really low on time with preparations for moving and making choices fir the house .
