Journey what size is the farm ? Are taxes cheap because it is a farm ?

It is 45 acres. You can get a tax break if you make a certain amount of income off of it. We pay almost $700/year in taxes. That might be cheap compared to other areas of the country. It was suggested to me that I ought to advertise it out of state as a hunting camp. It's like 60% wooded, the rest pasture. The woods are hilly.

If I keep it, it would be for sentimental reasons. I know it would be more logical to use the money to pay off my mortgage. But I will probably never have another opportunity to buy farmland so cheaply again. :\

I’d never sell dirt if I could swing it financially-unless $15,000/acre. Then I’d do a land switch. They could have my dirt in exchange for 3X that for Iowa or Illinois farm ground.

Maybe, if I was willing to live in a camper and go off-grid for awhile. If it were just DH and I, I would definitely consider it! There is an 100+ year old farmhouse, but it is dilapidated. My grandpa lived there 19 years ago. It was in decent shape back then. Dad put a new metal roof on it, but the floors are now rotted out, windows busted out, vermin living in it. It really just needs torn down. The well is bad, has sulfur in it, so we'd have to drill a new one and hope. And we'd have to put in a septic system. I'd rather live on the hilltop than down by the road (for privacy), so we'd have to run electric up and have the rutted gravel road fixed.

The thought of being debt free is very tempting too. I always wondered why my dad didn't move out there, instead of keeping the house in town. He wouldn't have wanted to live in the farmhouse either. He dreamed of building a log cabin, but gave up after finding out he had Parkinson's. My grandpa was found shot in the neck lying in the driveway, died at the hospital. It was ruled a suicide, but I still think his second wife had something to do with it. My grandmother always thought Dad should just sell the farm for that reason, but I think he kept it because he felt closer to his dad. I think he would have lived better if he had.

It is a beautiful piece of land though, two ponds and a spring, flat pasture land across the hilltop, some of the biggest bucks I've ever seen have come off that farm. I don't know. It's a hard call. We are 5 years out from paying our house off on our own, even without my inheritance. It seems like a lot of work to take on while we are at such a busy time of life. I should probably just take the money and move on elsewhere. I hate to let it go though. I'd like to see it farmed as it should be. I've had a couple inquiries. People assume you are desperate to sell after cancer, but Dad's insurance covered most of that.

I guess I wouldn't have made it as a pioneer, lol. :idunno

I had the same well water at country house. I once dated someone who would not shower the whole time visiting. I spent about $ 4,000 for a water system now odor free water. Much cheaper then drilling a new well

Journey, the farm sounds beautiful. I would try to hang on to it. In the meantime, look at other possibilities of making money off of it to help you pay your house off faster. It doesn't have to be a lot. Perhaps leasing the land for say 5 years for farming or renting it out as a hunting place? Maybe sell your home and buy a mobile home until you can afford to build there? Heck, I would even look into a tiny house!

You might have been just fine!

We think about those pioneers with log cabins. That might be true, or not. One of the first businesses to show up most everywhere was a sawmill. Logs or lumber, a dogtrot house (https://en.m.wikipedia.org/wiki/Dogtrot_house) was a pioneer style. A breezeway may be inappropriate for many locations but you can see how the style could lend itself to a

If one tiny house has more general use space, it could simply be used as a master bedroom or a living or dining room, or divided with interior walls.

Kitchens were often separate pioneer structures. Not only was the indoor heat not appreciated during part of the year but safety would be a concern.

Obviously, a 14' x 50' = 700 square feet building can be transported most everywhere. Yes, some tiny homes are 1/7 that size. Ignore them, but a 14' x 25' building would be comfortable as a kitchen, breakfast nook, utility room, and a bathroom. How would I know? Those square feet would be about the sum of those rooms in my home.

Depending on the family size, one more 14' x 25' building could provide rooms. Dogtrot between? Equals an enclosed foyer and hallway leading to a backdoor. There is now 1000 sqft of living space.
